Design-Assist, Reimagined: How Early Collaboration Prevents Expensive Rework

In today’s fast-paced industrial construction environment, delays and rework aren’t just inconvenient—they’re costly. Missed details, unclear scopes, and late-stage input can quickly lead to change orders, schedule overruns, and strained partnerships.

At MMI Industrial & Steel, design-assist isn’t treated as a checkbox in preconstruction—it’s a mindset.

By engaging early, aligning expectations, and proactively collaborating across teams, we help projects move from concept to completion with fewer surprises and stronger outcomes. A recent project awarded to MMI’s El Centro shop is a clear example of how our reimagined approach to design-assist can prevent expensive rework and set the tone for project success.

Why Early Collaboration Matters

Design-assist is most effective when it happens early—before drawings are finalized and steel is ordered.

This means bringing fabricators, project managers, and field expertise into the conversation early, which allows teams to:

  • Identify constructability challenges before they reach the field
  • Clarify scope and expectations across stakeholders
  • Optimize material usage and fabrication sequencing
  • Protect both schedule and budget

Instead of reacting to problems as they arise, teams plan around them from the beginning.

A Proactive Start in El Centro

When MMI’s El Centro shop was awarded a large, complex project, leadership recognized that early alignment would be critical to success.

Rather than waiting for issues to surface downstream, Oscar Hinojos (Vice President of MMI) and Miguel Mata (Director of El Centro Operations) brought key internal team members together for an in-depth kickoff meeting.

Setting the Foundation for Success

This meeting was simple, but powerful. Its entire purpose was to ensure that every team member understood the project’s demands, their role in the project, and exactly how their contributions fit into the bigger picture.

During the meeting, leadership walked through several key focus areas designed to eliminate ambiguity, create alignment, and prevent rework later in the project lifecycle:

  • Project background — Strategic importance, critical drivers, and overall context
  • Scope clarity — What’s included, what’s not, and where precision matters
  • MMI’s advantages — Leveraging internal capabilities, expertise, and shop strength
  • Budget expectations — Financial expectations, including the importance of protecting margins through smart execution
  • Pre-construction priorities — Early tasks required to keep the project moving
  • Workflow sequencing — How work progresses from engineering to fabrication to delivery
  • Current status — Immediate priorities and where the project stands today
  • Next steps by department – Defined responsibilities, timelines, and risks
  • Future scope planning – Anticipating upcoming phases so teams can plan accordingly

This level of upfront clarity ensured no one was left guessing—and that accountability was established from day one.

Living the Core Value: Hungry

This approach directly reflects one of MMI’s core values: Hungry.

Being Hungry means stepping forward early, asking the right questions, and taking ownership of outcomes. It’s not waiting for direction; it’s improving efficiency by getting involved proactively.

As Project Manager Devon DuBois explains:

“It’s about planning smarter, communicating better, and equipping my team with the tools and clarity they need to perform at a high level. It’s about learning the roles around me and above me and applying every lesson along the way so I can be of more value to the people I work with.”

The hunger to learn, plan, and collaborate early transforms design-assist from a basic process into a competitive advantage.

Preventing Rework Before It Starts

The biggest benefits of early collaboration often go unseen—but they are felt throughout the life of the project, in the form of:

  • Fewer RFIs and change orders
  • Smoother fabrication sequencing
  • Stronger coordination between departments
  • Reduced stress in both shop and field environments

By investing time upfront, MMI minimizes downstream disruptions—which are often far more costly to fix later.

Design-Assist, Redefined

Design-assist isn’t just about supporting design. It’s about exhibiting leadership, transparency, and accountability from the very beginning.

The El Centro project demonstrates how early collaboration, guided by experienced leadership and fueled by a Hungry mindset, creates a clearer path to success.

At MMI Industrial & Steel, reimagining design-assist means doing the work early—so the rest of the project can move forward with confidence and with as little rework as possible.
